Compare two fixed-rate mortgage scenarios side by side, including principal, rate, term, upfront fees, property taxes, and insurance.

Your entries stay in this browser. Keep all cash values in the same currency unit for both scenarios.

This is a planning comparison for standard fixed-rate monthly amortization. Real quotes can differ because of points, escrow timing, rate locks, prepaid items, or lender-specific disclosures.

What is a mortgage comparison calculator?

A mortgage comparison calculator helps you evaluate how different loan structures change the cash flow and total cost of a home loan. Instead of looking at interest rate alone, it can compare loan principal, term, upfront fees, monthly taxes, and insurance at the same time. That makes it easier to understand whether a shorter term, different rate, or higher closing cost changes the monthly housing payment enough to matter for your budget.

How to use the mortgage comparison calculator

  1. 1Enter the principal, rate, term, upfront fees, property taxes, and insurance for at least two mortgage scenarios you want to compare.
  2. 2Review the monthly housing payment and common-horizon cash totals for each option, then pay attention to the difference cards that show how scenario B moves relative to scenario A.
  3. 3Use the detailed comparison table or CSV export when you need to discuss refinance choices, lender quotes, or term trade-offs with another person.

Common mortgage comparison decisions

30-year versus 15-year trade-offs

Check how much a shorter term raises the monthly payment while reducing lifetime interest and total cash paid.

Comparing lender quotes with different fees

Test whether a lower rate with higher upfront fees really improves the lifetime cost of the mortgage.

Budgeting total housing payment

Include taxes and insurance so the comparison reflects the monthly cash flow a household actually needs to cover.

Frequently asked questions

Does this calculator include down payment, HOA dues, or private mortgage insurance?

No. This version focuses on the mortgage principal, rate, term, upfront fees, taxes, and insurance values you enter. Add any other housing costs separately if they matter for your decision.

Why do lifetime cash totals include the principal I repay?

The cash figure includes principal, interest, fees, taxes, and insurance over a shared horizon equal to the longer loan term. Continuing taxes and insurance after a shorter loan is paid off prevents that option from looking artificially cheaper.

Can this replace an official loan estimate?

No. Use it as a planning tool and a way to compare scenarios quickly. Official disclosures can include points, prepaid items, escrow details, and timing rules that are not modeled here.
